EMMES has a 32-year history of managing investment capital for HNW/family offices, pension funds, endowments and other institutional investors through a variety of vehicles including joint ventures, separate accounts and commingled funds. Since inception, EMMES has invested and managed more than $2.3 billion of equity (total, net of financing) into real estate assets.

In addition, EMMES’ depth of expertise and knowledge in real estate management provides us with a valuable, hands-on perspective when underwriting new investments and is a meaningful value-add to our Investors/Capital Partners/Clients.


INVESTMENT STRATEGIES

EMMES’ investment strategies have spanned the capital stack including traditional equity, joint venture equity, mezzanine debt/preferred equity as well as loan purchases in the secondary market (debt-to-control strategy). EMMES also arranges for short-term financing for real estate projects where traditional sources of financing are not available. All such investments are underwritten by EMMES’ portfolio managers from a principal’s perspective.

EMMES’ objective is to take advantage of opportunities in the real estate market cycle across the multifamily, office, industrial and retail property types, and typically in dense urban environments. EMMES’ investments have reached multiple geographies, including Japan and 28 states in the U.S.
